Buckhead Commons Shopping Center, located at 3145 Peachtree Road in Atlanta, Georgia, is 25,014 square feet. This established neighborhood center underwent a cosmetic renovation in 2009 after a near sale that left the property with nearly 50% vacancy. The remaining tenant mix was a combination of local and national service-oriented tenants. Available spaces ranged in size from 800-5,000 square feet.
Re-merchandising an unanchored neighborhood strip center with 50% vacancy in the height of the economic downturn. Additionally, we are competing in a tenant driven market with an abundance of inventory.
Eve Slaughter worked extensively with the Landlord to determine the targeted tenant mix and the best course of action to lease the vacant space. Faced with the challenges of the economic and real estate market at hand, Ms. Slaughter determined that taking a grass roots stance to find new tenants would be the best option. Traditional cold calling including “beating-the-pavement” and knocking on targeted tenant’s doors, along with using existing broker relationships, a clear leasing plan was implemented.
Eve Slaughter sought after and was successful in appealing to several of Atlanta’s top local food and retail tenants, to relocate and open additional locations at Buckhead Commons Shopping Center. Through constant cold calling and positive broker relationships, Ms. Slaughter signed 7 new tenants before the end of 2010.
